I am steering my strategy towards being a dispo wholesaler for acquisition wholesalers. 

Once ignored my own rule and, well, let's just say my accountant wasn't thrilled.Have a Clear Exit Strategy: Knowing whether you want to flip, rent, or hold onto the property helps steer your decisions.

The advice to steer away from these programs that produce loans has merit.  

Stick to areas you're comfortable with, and try to steer away from other people's "deal calculators"; you'll overwhelm yourself.  

I don't think your planner was trying to steer you wrong but it's tough to empathize if you've never experienced owning a family business/real estate.  

I'm sure the people that felt they were losing chances at money started crying, real estate brokers, stock brokers, business brokers, lawyers and they had their lobbyist go to work at various capitols passing laws to steer the money back to them. 

There are flippers here in Los Angeles I actually steer my clients away from certain flippers because I know the quality of work they do and I have a duty to disclose.

Or just trying to copy other agents in the market from afar to try and steer you into markets they might be working.

There are only a select few areas to steer clear from, but even those are getting better.

I think Jacksonville is a good market, but if I had my choice of anywhere, I would steer clear of Florida right now.
