I really don't know the market there well enough to guess the definitive answer but I know when I break down the data in my own market, I see a wide variation in price trends in the individual price bands.

With fresh paint throughout inside and out, brand-new roof, dual HVAC systems, updated water heater, stainless steel appliances, lighting fixtures, outlets, countertops, and PEX plumbing just to name a few.

Have a ‘plan B’ and be ok with it.

As long as they were being held and use for investment when you sell  othem.If you 1031 from A to B and then later convert B to your primary residence.   

There are so many C+ changing to B and beyond neighborhoods now in the city where a $130 - $150k price point will get you a +positive cash flowing SFH with growing equity in a city that is in a having a rebirth. 

Only use hard money as last resort as its intended to be used for short term investments or band aids to get your through.

They are made out of Core Ten Steel, to resist Saltwater environment which requires Virgin Steel.

Classes B and C are okay, although we will spend more time analyzing a Class C.
