The best deals do have "accredited investors fall from the sky" they fill up 3 days after an email to existing investors :DThe deals I keep getting with non-accredited slots usually suck.

I would also recccomend looking into the passing of the ADU/DADU (Bill 1337) that is really changing what can be done on properties closer in to urban areas.
