Work with an experienced investor or join a group so others can look over your shoulder and fill in your knowledge gaps.

If you can financialy shoulder a main failure then roll the dice if all signs look positive, If it would break you then pay the 200. 

The young / less well off populations are shouldering this inflation and we now see the consequences.

These kids are really head-and-shoulders more prepared for life as useful, capable people than my own Gen X (I was born in the mid-70s) or the Boomers.But it doesn't happen by accident, and yeah, there are plenty of Millennials and Gen Z who are likely not going to set the world on fire.

hi @Adam Eckhoff - if I'm in your shoes I would attend a couple of local investor meetups to really brush shoulders with and speak to other investors and vendors in the space. 

If your in Hagerstown, MD you have to put up with city inspection and every now and then you get one with a chips on his/her shoulder.
