If you focus on long-term holding for five to seven years, then using the above scenario on the house you are looking at, you will make significantly more on appreciation and debt service than cash flow.

I was recently exploring a two-story commercial building for sale on a corner in a growing downtown area.

The maximum fixed-rate period seems to be seven years, and there is generally a balloon payment at 10 or 15 years.

Long story short, I have no primary home and the property the guesthouse is being built on is a LLC with 3 years remaining of 20k PPP.

There's a lot more to the story.

Long story short, probably a negative cash flowing property.

There are just more stories and more issues I see in many circumstances.   

The first is  single story 3 bedroom 2 bath, the second is a two story 3 bedroom 2.5 half bath.3.)
