We have an opportunity coming up from a family member who is willing to sell us my childhood home for what they got it for (240k) and the comps in that neighborhood are 600k+.

First time poster here.....my husband and I are about to sell our first flip. 

I am currently selling a 16-unit apartment complex, the first one to sell since 1998 when this buyer bought this one!

I know that I am taking a huge risk by wanting to build but the existing properties are either in areas I’d never live in or too far away from the Metro Detroit area and I really want to come back to the city in the safer parts before I’m priced out in the future. 

A 1031 exchange will allow you to sell your building and use the proceeds to invest in a small multi family and/or medium term rentals.

I don’t have a loan on the property and hold it cash, but, if I sell it would lend the profits as hard money and earn 10%+.
