In hindsight it was the only benefit I got.. as they never made a dime all the years I owned them and then to resell at least I could sell them retail but they had to be fully renovated to compete with new builds so any cash flow i made went right back into renovating before i sold them..

If so they would have sold their house for (ultimately) $75,000 more than they did; received 9% interest (probably as much or more than if they invested the proceeds) on the amount they were waiting for, and if by some small chance the borrower/buyer defaulted, had an opportunity (along with the frustration, cost, etc) of reselling the property and obtaining a “windfall” profit.2.

Just saw this....although that may not be illegal in some states it is certainly un-ethical IMHO Since the person does not have the legal right to resell materials and avoided paying state sales tax, it's fraud.

My question is to people who has flipped houses or know how it works, assuiming I get a house that needs some work in order to make money and resell i have to renovate it nicely but I dont have any skills nor knowledge how to do remodel and I would have to get contractors to do it for me and they are not cheap at that point i would get contractors to do everything and will i make any profit after selling the hosue?

If you bought a house for $100k and replaced a 20 year old heating boiler spending $10k, how much would that increase the properties value if you immediately tried to resell it?
