I rather have low rents and good tenants than high rents with not so good tenants- but getting good tenants in a reddish color area crime wise may be a challenge.

I'd just say that whatever color you choose, go with a deep enough hue so that it shows color.

Shaker Beige, Bleeker Beige, Powell Buff, Bradstreet Beige, Richmond Bisque, Litchfield Gray, Grant Beige, Manchester Tan,  Rockport Gray,  Revere Pewter, Edgecomb Gray  and colors in/around these hues all are reasonably safe.
