What would a bad, decent, and great commission plan be for a lead generator/appointment setter for a house-flipping business?

As a reminder, this was not just a standard break-up, but a toxic-split which led to the brothers not speaking to each other in the years that followed (in addition to lawsuits being filed).

I would suggest you hire an inspector as well as have a general contractor go out to the property.

They seem to be looking for a place urgently, possibly after a recent move. 

Just curious if others have had a good experience with them?  

There's a good chance the issue(s) you face has already been discussed and answered.Ask questions in the appropriate forum.

I would not plan on receiving those funds back.

(And then any state implications)Given this isn't pennies we're talking about- working with a qualified professional to help mitigate the tax would be your best bet. 

What the IRS is concerned with is when you are doing a 1031 and want to purchase a property from a related party.
