It's not like a car radiator, where some of the coolant can evaporate out over time.The Trane system I had installed at my residence was really slick - the installer put a specified amount of Freon in it by hand, plugged an electric valve on his Freon bottle into the outside A/C unit, and pushed a "fill yourself up" button on the outside A/C unit.

But there are things such as minor repairs (update a pipe on a radiator etc).As for why more than 6 units a year = simply to have passive income so we can take care of our kids, my parents and leave grandkids with something.

The pipes in the house are relatively old and the house was winterized and thankfully there have been some very minor but fixable leaks, however, the radiators look like water has come out of them I cannot tell if they are in good shape and the technician said the only way to know is when you hook up the boiler.

The first floor has central air and forced air heat, while the second floor has steam radiators and no AC.My wife and I plan to live here for many years, and would like to either (1) duplex the first floor unit down into the basement and keep the top floor as a rental unit; or (2) duplex the first floor up into the second floor unit and convert the basement into a rental unit (we believe it could be a 2-3BR, 1.5-2BA unit).
