Great job on grabbing this and adding it to the herd.

It’s because far too many people follow the herd, even when the herd is walking towards a cliff. ask yourself this question before you do something: is doing this and the cost i am incurring going to reduce my risk to justify the cost?

Most likely radiant floor heating.

I think having a brain and not being a sheep and following the herd has enhanced my real estate investing. 

And try to make it a positive part of renting the property; we have radiant heat and I do NOT miss the dry air that comes with forced air.

I think this is the key to being successful: not following the herd.

In fact there is a guy running for President who made 9 billion Dollars doing real estate  Unlike the stock market where value is determined by what the herd will pay, even if the company is going down the toilet, real estate has intrinsic value.  

Its true larger investors favor these assets but that has to do with size and also that most of these folks tend to like to go with the herd, no one ever got fired for buying IBM at least not without a lot of company. 

I think Texas is a very tough buy and hold market because of escalating property tax's foundation issues and herd mentality of investors creating demand that would not be their organically.

During the downturn they drop off like flies.I only do commercial so what I do is highly specialized and the herds do not work in that space like houses.At first most sellers for SFR will not let you list their home.
