It's great, if you exclude the psychotic mutt tenants, riff raff, break ins, burglars, walking in to intruders, overdoses, prostitutes, a dead person, and other general mayhem. 

I guess that is the bottom line, don't become a pay prostitute, essentially that is what you are doing if you are not following through with or at least moving closer to your dreams.

Ghettos are generally lower income areas with high rates of unemployment and people on fixed incomes (disability, social security, etc) lower property values, lower rated schools, poorly maintained properties, empty lots and an overabundance of churches, nail/hair/barber shops and liquor stores.Warzones typically embody all the elements of a ghetto but also include overt gang activities, prostitution, drug dealing/using and lots of vagrants/homeless people.

Coffeyville KS is great if you don't mind the crime, drugs and prostitution. 

What will you do if there is underage drinking, drugs or prostitutes involved with your rental? 

Not a lot of crime prostitution or drugs sold in front lawns of churches

Historic district is nice but it is surrounded by prostitution and drug activity.
