Is anyone in Georgia (Preferably near Down/Mid Town Atlanta or Cobb County area) avaliable to meet up and talk?

Personally, I believe it's preferable to have stricter requirements and wait for a qualified tenant.

They would prefer a lump sum and move on.

As a rule, I could argue to have the IRA (Roth preferred) NOT hold property, but control is with options, leases, etc, so the profits come into the IRA.

Not a huge con, but nobody prefers to live on a busy road when everything else is equal.

Obviously it would be preferable if you could count the boot as profit first. 

We would prefer to jump into the market with a duplex, triplex or quad as our first purchase. 

If not, you will want to be sure to define your own deal preferences and risk tolerance.

I would prefer something I can buy once - software subscriptions are a nuisance.Something that automatically downloads transactions from my online banking portal and that can be used to easily categorize expenses for financial statements would be excellent.Thanks,KevinHi, Kevin.
