Let the electrician cut his/her pockets for pulling the new wire and do the patches, then seal everything with an oil-based primer and repaint.

My thought ahead of time was similar to you “I want to try these” - thinking I could self install islands of carpet in bedrooms myself and have the ability to patch if needed between tenants.

Then you would run a new conduit to the new heating units.Then patch drywall, and repaint. 

I have been waiting for someone on the BP forums to explain to me how a Wyoming LLC will stop a plaintiffs attorney from filing a claim against the deed holder when their client falls in front of your property because of a down tree or ice patch amongst the many other common claims a real estate owners encounter....and to this day  crickets.

If you can access all/virtually all of the plumbing, you can either patch the bad spot or if the plumbing is old and dilapidated you'd be changing it anyway so it won't matter. 

That is why it is just as important WHO puts the roof on and stands behind it as the product being used itself.If you do not get the roof leaks fixed and keep patching on the cheap and the tenants keep having issues they might eventually leave.

It seems odd that the dog would destroy the entire lawn-though if it is a small patch I could see it happening.
