One says to not renew for just about any reason because the market is too strong to not have an excellent tenant.Another says to keep them unless it is a major issue if they have a history of paying on time and don't call for multiple small maintenance issues.I am the one who deals with filling the units and know that it can be difficult to find perfect tenants, but get irritated when someone likes to me.This has become a significant topic as we have two homes up for renewal with tenant issues.

I agree wholeheartedly with the way you are doing your calculations and taking everything into consideration.I just want everyone else to know that just because you use a sophisticated calculation like the IRR, it doesn't mean you can't treat it the same way as you the majority of most Investors on this Blog does which is assume that the Cash Flow for the 1st year is exactly the cash flow for the years after for life!

Especially if it meant I didn't have to wait and pay to evict him.I know it might irritate you with how this is ending and his last stand/demand, but you might be causing extra irritation to yourself by forcing an eviction.

@Danny Randazzo Comment above was that it was an irritation to see the PM get paid more when a tenant non-renews, than if they renew.
