You do not need permission, but you should give 24 hours notice (or more), and enter during reasonable hours (e.g. 9am - 6pm).Contact the tenant and tell them when you will be there for the repair.

Annualized from the 30 days start to finish is 2085%...but really 'you don't need a calculator for that deal'....A Duplex in Toledo, we got the note for 16K give or take a few dollars, reviewed the collateral file and found that it had deed in lieu already recorded by the borrowers without the banks permission.

Now onto the real estate...If you truly want to protect yourself against STR regulations only purchase property with the intent of  operating as an STR where these three principles apply: (1) the use is allowed, (2) the use requirements are protected by in place permitting and licensing and (3) the permissions are transferable through a sale.

Not sure when closing is, but you could ask the seller for permission to advertise the units now and hopefully allow for rental showings to try to get new tenants lined up with leases to be signed with you right after closing.

@Mario CastellanosBIG assumption but if accurate it means the property is under water meaning they owe more money on the property than it is worthThey would not be able to sell it without lender permission essentially.
