EXACTLY Darius its well known in those circles  this is why the state of PA is coming out with new laws that will clearly define how the lease option works and treat it more like a seller carry back with Dodd Frank protections.. 

In PA you can build an entire 2000sqft home for that budget, and PA is not cheap. 

In NY, NJ, CT, PA, MA the security deposit is regulated, as well as how much you can collect at lease signing. 

If I sell- the equity (assuming it sells with a resulting profit) I have every intention in a 1031 or 1231 deal for another property in the PA, Ohio area

One was actively investing in a property that was in PA but significantly far from where I live.
