Single bath houses have been "obsolete" since about 1980.Spend a year getting a "real world" (ie; non guru) feel for this house and how your expenses and operation are working.

That would be similar to Buffet's approach, and could result in significant gains - but many of us would consider to be riskier than a real estate investment where the majority of your collateral is tied up in physical assets instead of inventory/systems that could go obsolete.

A family in this area that requires that many bedrooms may spell trouble with a bunch of out of control kids or several family members who sit around with no job and plenty of weed.Note a 7 bedroom house in a nice neighborhood but with only 1-2 bathrooms is 'functionally obsolete' and will be a hard sell as well.
