Our experience has been that most tenants book about two weeks out from a vacancy, so don't slash the price of your MTR too soon to your next ecpected vacancy(you will get nervous, I promise).

If you think 29 years makes buyers nervous, think what 19 years would do.

during my initial first purchase at the closing room, I knew I had to get over this nervous feeling if I wanted to do 40 more properties to build my real estate empire so it was really easy for me!

And so you blame the seller, it's there fault, why couldn't they just be nervous Ned for all eternity. 

I know there has been a lot of posts here about not over complicating things but I get nervous when I hear it just takes one case to wipe out the entire wealth :)).

Hey folks I've had a lot of you reach out to me who have expressed interest in telling your story but you were nervous to speak on camera.

I've largely stayed away from the "sub-to" buz word, but I have done a couple sub-to flips knowing that I only needed to hold onto them a couple months and I was prepared to pay off the notes if they were called.Sub-to for long-term hold on the other hand has me nervous. 

But also, foreclosure rates (while still low) are ticking up and any bank is going to be nervous about calling a loan that might trigger a default. also there is no Volume of 7 to 8% loans being made volume is way down they start getting tons of payoffs they will have more cash than they can lend out so there is that as well.

As my wife says on these deals and she is always very nervous we wont really know until the deals have cycled.. but for operations so far so food communications is Excellent..
