As someone who's relatively new to the Fix-N-Flip business, I'm fortunate to have a mentor guiding me, he's successfully completed 37 flips to date.

Theres so many problems, this is a team deal scenario and one needs rules;  never take a contract less then 7 days prior to the auction, and NEVER NEVER N E V E R close allowing the seller to stay in the house after closing. 

Your plumber/GC should/should have definitely know(n).

I don't think anyone has ever said anything about sheets, towels, Keurigs, wifi speed, tv stations, pack-n-plays, the games in the game room, the upgraded appliances, etc.
