IMO outside of a few small markets in the southeast the midwest is the only region in the U.S right now where you can purchase property with leverage and still expect a reasonable cash flow. 

It is a 600-square-foot quonset hut sitting on 10 acres that is under 2 miles from a 750-acre lake.

The wind blew that fire to our south, this time missing us by almost a mile. 

Should be within the last 6 months sold ideally within 1 mile. 

They me being almost two years old and more than 5 miles away.

Comps wise look under 1 mile and the past 6 months for sales.

My property is within 1/2 mile of their new campus.

There are new construction homes about 2-3 miles away going for 190-200,000 but I think they may be a bit larger than what I am building.

None of these things will bring success tomorrow, but with doing them consistently every day, I will wake up in 5,10,20,30,40,60 years and be miles ahead of everyone else.2) Never stop learningThere is only growth or decay, there is no middle ground.

We're priced somewhat above a fairly new Springhill Suites about 4 miles away.
