We see this in Denver and Colorado Springs, both crazy markets with record low inventory and high demand from coastal migrants from San Francisco, Seattle and Boston who still see the prices here as relatively affordable and with an unmatched quality of life.

@Dj Pride, the data is technically correct, however you need to consider if it's really telling you what you're asking.The data being used comes from the American community survey and vacancies can be further divided as one of seven categories:- For rent- Rented, not occupied- For Sale- Sold, not occupied - Seasonal and rec use - Migrant housing- Other As far as Torrington is concerned, here is the dataAs you can see, the vacancy rate is similar to the data tabulated at the zip code 06790.

Modesto doesn't have a strong varied economy like Stockton, Modesto or Fresno does, which is why it doesn't show up on the top 100 markets in the nation for 2017 and those other cities do.It's a little podunk town close to the heart of the central valley, so much jobs are low-paying jobs in agriculture (often performed by migrant workers or illegal immigrants).
