The markets you mentioned in your initial post in this thread are great markets, but they're all heavy on appreciation and light on cash flow.

The least important this you mentioned, was the word "cute". 

The capital stack especially in CA is VERY complex and typically involves everything and more that you mentioned.

As mentioned above, MA is much more stringent on STR regulations.

As Nicole mentioned I'd try going to local RE Meetups to find other mid term investors in Baltimore. 

@Pratik as @Neil Narayan mentioned, cash flow is very challenging due to the property values, property taxes, and soft rental market.

Make sure to mention that this violates the quiet hours policy and could impact their lease status.
