I, as well as the other Guide Dog handlers I know, agree that we overcompensate for our lack of sight - we thoroughly examine (with our hands) our dogs daily or more, and I personally, massage my dog daily (twice a day if I think she needs it).

This can prevent two extremes: under pricing below market and over pricing and having an idle asset.I believe this method will provide a proxy rent strong enough to do deal analysis with, particularly in a well diversified portfolio.Let math do the heavy work and massage as necessary for finishes and how fast (or slow) the unit needs to be rented.

@Hernan Guelman, I don't recommend raising your deposit percentage just so you can massage the figures into showing a (small) positive cash flow return.

Yeah no short term loans for STNL unless you are putting 50% or more down or a lease at a high cap rate with a few years left before option renewal.Otherwise you get hit with a refi bomb that could make a negative return with a fixed rate lease or one that has minimal increases in the primary term less than annual inflation.People get these short term loans to massage the debt to work at lower cap rates for purchase but they are ticking time bombs.
