I charge one month's rent to find and verify tenants and charge 8% of rent to mange the property. 

I self-mange and have yet to experience any vacancies but still shouldn't overlook these expenses. 

So in Colorado you have to have a RE license to be paid to mange a property for someone else.

Here is why:  When I make a recommendation on a property that I know I am going to be manging I feel an added layer of accountability that this property better perform as promised.

I would think if I could mange to speak directly with who is in charge of that it'd be easier for me to make my cash offer to them, for them.
