The current one lasted 8 years and needs to be replaced (as per what our property manager is saying)I heard front loaders could leak, so I typically only do top loaders for rentals.

The problem is the foundation is sinking, the outdated polybutylene pipe is leaking in the crawl space and the electrical is outdated.

I like the idea if the deal goes through to re-sell to another investor to get our money out of it and let him deal with mold issue, the leaking plumbing, and the leaky roof.

Well off the bat major problems house had leak in the downstairs took 2 months to fix.

I have a feeling you will self-manage successfully for a while, but the real test comes when those random events happen (heat goes out, major leak, etc).

Why someone would let a property sit empty which makes it at risk for squatters, vandalism, risk of leaking pipes, mold, etc makes no sense but I guess it's a place to for them to park their money. 

I put $6000 into repairs, mostly paint, new light fixtures, new appliances, painting cabinets and fix a small leak coming from the roof.
