@Phillip Austin we've looked into these and it's our opinion they should only be used with Class A tenants, maybe Class B - deifinitely NOT Class C or D tenants.Several companies in this area will no longer allow S8 leases or tenants under 600 credit scores - because of the high number of claims & corresponding claim amounts.

Yes, there are a lot of transient oil field workers and we even rented one side of this duplex to an oil company for many years.  

Your rental pool is larger with smaller rents than with a SFH.  

Sure, they may be able to grow to a very moderate size,  add a few units, or trade up to a larger investment, but as for real scalability: NO.Why?  

However, that same market segment usually isn't interested in larger houses, such as a 5 bedroom.
