(that policy was cancelled by the carrier and I will be getting a separate policy)2 hail damage to Tennessee property  and water damage due to storm (claim is in process) Another Tennessee property now has had a water pipe burst in the kitchen ceiling and flooded the whole house. 

One of my places had a little extra room next to the kitchen so we made a dedicated coffee area with a coffeepot, a drip setup, a french press and a pod machine.

Sadly, we lost my mother-in-law to cancer two years ago, and my father-in-law has since realized he no longer wants to live there, though he remains emotionally attached.The home is in its final stages of construction, needing only finish work and a kitchen remodel to be rentable.

Make sure HVAC systems are working properly and that windows are insulated and free from drafts.

I have a window into the PRE REOs coming to me, and lately, that list is getting LONG.

I will also be doing all the cosmetic things you can think of: paint, flooring, bathroom reno, kitchen reno, so I am open to carpenter or design suggestions.  

You will need to make sure that are no gaps in windows, doors, etc and that the HVAC system is well maintained as a tenant could argue that lack of remediation is the culprit for a high utility bill.

Hired hourly handyman and friends to assist me in upgrades of windows, door, cabinets, basically all new fixtures in 12/2009.

I need countertops installed for my kitchen and possibly bathroom. 

Each unit is on individual wall/window units and I know from experience those can be a pain to deal with too.
