Here's an example of the landlord laws issue I'm referring to -> "Justice for Renters Act"  This is coming up later this year on the CA November ballot.

But there is a new act called "Justices for Renters" going for ballot in 2024.

Housing Justice Project has been pretty aggressive with their tactics to delay lawful evictions in a lot of cases. 

Scrolling through the MLS and using high-level rules of thumbs like the 1% rule or whatever won't do you any justice here.
