I got my real estate license in March of 2024 and already own 4 doors at this moment.

The associates I know at the moment aren't in this realm and I would like to have some sort of guidance moving into this next steps.So I'm looking for developers/mentors to help me move forward.

It is an incredibly supportive group, eager to share and to provide advice to anyone getting started.

At this point, I'm not so concerned about achieving that exactly, but if my REI journey takes me there on my way to (or even after) financial freedom, then I'm all for it.There's still some work to do to prepare financially for "the first deal" and that moment legitimately appears to be about 2 years away. 

Real estate investment can be incredibly rewarding, between the cashflow, appreciation, and tax benefits, it truly is the greatest wealth creation tool. 

Even in those cases, it’s difficult to create a significant gap between the purchase price, rehab costs, and ARV (After Repair Value).Investing in today’s market is incredibly challenging, and I’ve found that the BRRRR strategy is one of the least effective approaches right now.Let’s keep in mind that BRRRR gained popularity before 2020.

As a General Contractor myself here in east central Texas, I can tell you that connecting with local GCs via Facebook groups can be incredibly helpful.
