Another option is a GC with at least 2-3 completed GUC projects who is a signer on the loan and willing to make a personal guaranty.Liquidity - often you will need to pay your contractors and then go through the reimbursement process.Land Purchase – harder to find lenders to purchase the land, which you need to get rezoned, cleared, permitted… all the horizontal costs BEFORE you go to a construction loan.

If you get into bad soil and they have to keep drilling until they get proper psi you could turn that 25k into 100k.is there a geo report, even if that is no guarantee....the only other thing I would offer/ ask you- are they horizontal or vertical helicals?

My experience is that I can rent a two bed/one bath upstairs apt for $650/month.Mortgage - $300 (assumption is conventional loan...this is variable)Maintenance - $32.5 (5%)Management - $65 (10%)Property Tax - $50Total Expenses - 447.5Net - $252.5Quite honestly, I think I could make these numbers look better (refinance my duplex and get cash out for much less for example), but I'm curious what others think.I should probably state that my goals for right now are horizontal income without too much work.
