Prioritize quality locations.Keep healthy amount of reserves per property, hire a PM, and hire a tax friendly CPA(not planning just prep). 

The purchase price vs rental income is very healthy (assuming occupancy and collections are there).

Retiring when you are healthy and capable of being productive makes no sense.

Read it and employ it.The only thing I'd really hammer home is understand and study the market you want to get into-- meaning visit it multiple times, know the streets, get a healthy understanding.

The business environment remains healthy. 

When the properties are paid off, you’ll probably have a healthy profit.

Overall, that doesn't drive up the price of homes like tech markets tend to.We tend to lean towards a healthy balance of linear markets that are starting to have "something" that people are moving there for.

I'll point out @Brian Burke as one of those who really had a healthy fear of the market, stopped buying, and got out. 

So after a long and healthy Tech career I thought it was time for a change.

If you wanted to, you could simply hire one of the many other PM's out there, rent the thing for $1,200+ and them sell it in 10-15 years for a healthy profit.
