Don't be misled by the game players and frauds that try to teach people to lie to sellers, put properties under contract, and then walk away if you cannot assign.

Tenant can sign in front of seller which should make the seller feel ok as to keeping their word and the tenant feel ok because the deal with the landlord is in writing, just include clauses in the tenant lease designed to have it cost him if he is a game player.
