I'm on Week 3 of my right hip replacement so I had our neighbor plow the snow, versus renting a skidsteer and climbing around on the ice.

All were burnt out, getting calls from police, tenants, neighbors, all hours of the day and especially the night.

And if I happen to "bump" into a neighbor on the tenth drive-by then that's a bonus because I can question them about the tenant.In CA the legal limit for SD is 2x monthly rent for unfurnished or 3x monthly for furnished.

Yesterday I found out that my old neighbor who moved away to take care of her father, inherited the house next door upon his death. 

I'd recommend going there and knocking on the door of a dozen neighbors to get their feel.

I also thought about leveraging my Chicago network (friends + neighbors) to keep an eye out of the properties from time to time.
