Hey Shalonda, When renting out a property for mid-term stays, typically defined as stays longer than 30 days but less than six months, the tax situation can be a bit complex.

There are a good amount that allow for mid-term rentals (e.g. two rentals per year).

I recommend Furnished Finder for mid-term.

You can also use Airbnb and other STR sites for mid-term stays, which may end up being less work in the long run that Furnished Finder.

From a house hacking perspective there have been good options around 400k because you can get more per room than renting out the whole house, especially for mid term rentals.i don’t think any real deals exist anymore- just cheaper than nearby Frederick County. 

There is definitely a market for mid term rentals in the Nashville area due to the medical hub of West end and several other large hospitals in the area.

And yes, I now target 1 bed and studios specifically for mid-term rentals.
