The good news is that there are plenty of investors who would be interested in the property as-is and even more investors interested if:- The property is in an area they are familiar with- The property is in a desirable area- You are deep into the eviction process (it seems as though you are)- You can deliver 1 unit/floor vacant (this could happen before closing)That said, if you can keep it, I'd say do it.

The stain is so deep, it has to be replaced.7) The wood floors are scratched, so we're renting a sander to attempt to sand and poly8) All the closet doors have holes like they were kicked or punched9) All the baseboard heaters are bent10) There's two cracks in the bathroom counter.

Put A little over $100,000 into renovations, mainly solidifying the property against hurricanes with impact windows & doors and a metal roof, but also some cosmetic stuff like floors, lighting and paint, etc.

Fourthly, if the house's finishes suck - meaning there's seams in the drywall visible, and the trim is crooked in spots, gaps between drywall and floor.

I've seen as low as 9.99% on a bridge loan.For DSCR, I remember the days of 3.5% being the floor.
