Remove of fireplace revealed mortar was compromised to extent it was closer to sand than mortar.  

For example the fireplace is sealed and no longer operational and I would like to make sure there’s some language that ensures guests don’t use it

The focal point should be the fireplace but I guess the bookshelf draws attention too.

My wife and I are putting in an outdoor fireplace.

The property had window AC's and a gas fireplace upon purchasing so we immediately had central heating and AC installed.

By adding a seating area around a travertine fireplace, I gave the illusion of the dining room being extended to the outdoors area as well.

While the heater has electrical components and didn't work while our electric was off or rolling, the fireplace did and saved my pipes.   

The adjustments made are based on Marshall Swift cost guidelines for the geographic area, a fireplace might be stated as $5,000, but the style, design, quality of materials, workmanship and even size (like a 6' open stone fireplace with 200 pound stones) is a matter of opinion.
