Hi All,I bought a single family converted duplex 136k from a wholesaler  and spent 200k so far as I did not get opportunity to do proper due diligence. 

My experience with Djuric Family Office aka now the Blake Capital Group, has not been great.

Had a somewhat disappointing experience with a guru* and now I want to focus on learning commercial and multi-family without wasting money on coaches/gurus.

Ensure strong reviews, professional photos, and optimized listing details to stay competitive.

We just bough out 2nd property (single family with a 2br ADU in basement) with the intention of renting out the ADU.

It’s way cheaper than full staging and makes a big difference in listing photos.

Are their listings detailed with good-quality photos?

Whereas with VRBO I've had several tech issues that were unfixable, such as photos that never load no matter how much I manipulate them, and a catch 22 with the dynamic pricing that never worked that locked me out of my calendar. 

Obviously some are worse than others, but man, the Realtor in the photo below is comically bad.

Great question - 20% down is the typical down payment for investment properties, regardless if it's a single family, duplex, tri or quad.We have a 15% down option for the same type of loan.
