On a daily basis I get questions from investors/property owners about the rental rate for their rental property.

The software raises and lowers prices daily based on local demand. 

I just helped someone to buy his first multifamily in Kingston.I'm licensed in NYC and Ulster The area is hot, I get great deals daily, and the price/rent ratio is good.

While I’m not in a rush, I aim to strategically invest and grow a portfolio over the next 3–5 years to make a smooth exit from the corporate grind, as reporting to an office daily has left me feeling burnt out.What strategies would you recommend?

I would recommend spending your morning commute listening to BP podcast or BP daily podcasts for microlearning, grab a BP book that piques your interest and read a bit every night before bed.

They managed the renovation being completely out of state - however, they had a very thorough process of vetting contractors/quotes, managing the GC, daily check-ins, getting receipts, tons of systems and processes.

I have sold some properties years ago on lease options where the tenant buyers actually exercise their right and purchased the property. ( I was in the deed.)The reason I am concerned to tie another person’s property up  with the lease option is that people can change their mind, as in the seller.

One community I invest in is currently adding a quarter billion dollar mixed use development the other is at an interstate insertion that 4x's the population with travelers daily.
