I think the financing sources need to be evaluated per each investor situation; specifically, in my case, just received my letter of discharge from Ch.13 Bankruptcy in July,2018 - most of the banks won't probably waste their time with me.

Save yourself the headache as @Caleb Heimsoth points out.Your biggest issue is going to be: All other debt can be discharged or negotiated down in case of financial distress, student loan debt can't.

I have a guy (with 4 yr son) whose background checks indicates 700+ credit score, stable federal job (3X salary vs rent) for last 8 years, good references from past 2 landlords BUT had chapter 7 bankruptcy that was discharged in 2013.

Given that student loan interest rates in most cases exceed returns from the average rental property in todays market and given that student loans are not dischargeable in bankruptcy and that the govt can garnish tax returns to reclaim and that they very negatively affect your borrowing capability I'd pay those rascals off as fast as I could.

Set the dehumidifier up on cinder blocks , put the drain hose in the condensate pump , and find a place to discharge it either in the waste plumbing , or outside
