…on the other hand, flipping, BRRR'ing, wholesaling, and out-of-state investing are more like double black diamonds—they require a lot of experience, and a single mistake could have dire consequences.The fact of the matter is: real estate is a high-stakes endeavor, and the more advanced strategies (like BRRR'ing, wholesaling, flipping, out of state investing, etc.) can easily bankrupt a beginner when they're executed poorly.Although HH’ing is a strategy that's good for beginners, it’s not just for beginners—there are plenty of very experienced RE investors worth many millions who continue to HH, because it's such a powerful strategy.Now, having said all that, house hacking is not necessarily easy, and it’s definitely not risk-free (if it were, everyone would do it!)...

Hello BiggerPockets Community,I'm in a predicament regarding a duplex offer, and I'm in dire need of advice and insights from experienced investors like you.I recently placed an offer on a duplex from the 1900s, which I believed had been on the market for over 45 days.

As far as reserves, I've got a pretty good cash cushion built up, plus a line of credit in case of a dire emergency.While I haven't exactly budgeted for CapEx, my initial plan was to set all of the cash flow aside in a separate checking account to build up toward replacing the roof, separating the electric and hot water, etc.

Many if not most communities in Texas with a population less than 10,000 are in dire need of rentals.

Basically this career politician who knows nothing about business is doing away with almost all of the incentives for Ma and Pa investors to provide housing at a time when the country is in dire need of more housing...SMH these are not "loopholes" they are incentives to provide housing.

The family I am assisting is in a dire financial situation.
