I personally could give a rip about the buyers safety if they dont know any better and get wiped out so what.. but Sellers thats a whole different matter.. a sub 2 gone bad can destroy them financially emotionally physically break up marriages etc etc.

On top of that you have idiots who engage in bid wars and pay retail for a house that has never been inspected (and those are the bidders who will cry foul when they discover totally trashed and destroyed house that will require a full gut job to rehab).

There is no such thing as a "safe and stable" investment in real estate if you are going to be active or passive. you can buy the best property in the best area and have a tenant destroy the place or have it mismanaged that can cost you.Check out the syndication group on how many people were promised "safe" or guaranteed returns and lost little money to everything.

These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).
