I own a half dozen residential rentals, but with high prices lately decided to move into commercial real estate for the first time, which seems to be a much more depressed market at the moment.  

Danville is a rough market, very economically depressed.

I generally use cash to invest but the real estate market is very depressed right now and my portfolio is diversified in BTC cryptocurrencies focusing mainly on gold short term trading on top of state metals 

Ok, enough of the depressing crap.We always knew real estate was a great business and wanted to get back in the game.

Croix's economy has been depressed the past few years with the closing of the HOVENSA oil refinery which was the second largest employer on the island (second only to the government).Closings must be handled by an attorney in the Territory.

During the Depression and up until after the War they lived 3 families in a single house until they had each saved enough to buy their own house.

However at some point I was desperate to live by myself - to get to experience that freedom so for about two years I paid two rents, two sets of utility bills (this was before I knew anything about REI) then decided she can move in with me again not only to save some money but because she was getting depressed on her own.

If economy tanks, recession, depression, people can't afford squat, RENTS GO UP. because the demand for the supply will be insane.    

This is wildly untrue in Allegheny County, PA, where the absolute best-built single-families went up just before the Great Depression and the shoddiest tract builds in the county went up from 1970-1990.

I was bummed out, but more depressed at the fact that I have to depend on others to provide a path into real estate.
