If you have not done so already I'd highly recommend having a study done on the space in relation to surrounding population with the dentist in mind as a way of showing a solid customer base. 

A syndication was way overkill because there were only 5 capital partners so they customized an operating agreement with their attorney that outlined roles and responsibilities, distributions, membership interests, etc.And you don't have to have all this stuff figured out right now; it's very customary for us to assign the contract to whatever customized entity we end up forming.Just one caveat. 

This is a lesson learned for me - I know to look for "missing" rooms for this now but I do feel that there was responsibility on your part as well.

We wants to rip out a perfect pre-fab shower enclosure to put in a custom tile enclosure.  

Their customer service was poor.  

I think making it more generic and less custom is the safer bet.

I think that makes it feel like things have declined.

And the only "client" reviews I've seen mention that their customer service is non responsive and difficult to get a hold of once you're purchased their services.

We were the ideal customer of a real estate investor. 

I find that internet providers, like Comcast, tend to update their technology and offerings to better speeds as customers have higher usage demands.
