Another peice of advise I can give you about lots is to be ready for the curative process.

Clear cache, clear data (will have to download offline content again but will not lose online library or playlists).  

There is the offer, approval, inspection, inspection release, survey (this is a big part of what slows things down--NY does warranty deeds and banks require a recent survey, and there are only so many surveyors, so it can take awhile), title search, title defect curatives, clear to close approval from the bank (and this generally has to go through some committee that meets once a week or less), scheduling close. 

The BP podcast has been a part of my daily ritual as of late; it has permanently replaced my Pandora playlist! 

Books and magazines I am at least going to open and look at every page to my right, Amazon Prime music streaming my favorite play list over my Echo, and cats more or less subdued... which is strange because their feeding time in only 30 minutes away...I am not proud to say this intimidates me.

They present their social media followers with a series of curated options for a specific area of each house, and their channels vote to decide on a lot of the finishes of the home - paint colors, carpets, door knobs, light/lamps, kitchen layout, etc, etc.The social media houses aren't especially lucrative, as they only do about 2 per year.

So, I have been listening religiously for about a month now, I’m caught up to about 2014 and have my playlist full of episodes that sound like they really pertain to me.Fast forward some years, and I currently work at Wells Fargo full-time as the Branch Manager and then by night and on weekends my wife and I own our own performing arts studio that I mentioned before.

Good ones, who know what to do, can do a lot without having you or the seller hire one of us lawyers - in other words, there are a number of curative instruments to get you marketable title.
