The portfolio of homes would do a lot better if the rates weren't trash, and since they are a bigger pockets member they became aware that you can wrap up a bunch of single family homes into a single commercial mortgage (sometimes called a "Blanket Mortgage"), generally if they are geographically concentrated.

If your goal is to grow your LLC, consider arranging all of your properties under an agreement with your LLC to manage them & take all of the legal steps to ensure that the structure is correct. this may involve creating LLCs in the state(s) your LTRs are in to own the property and your PM LLC managing those properties, so that you don't have a concentration of all of your portfolio in one entity.

It is such a large market that values can fluctuate wildly, depending on location.I would become familiar with the city, select some areas to concentrate, and learn the values of what has traded past 90-180 days, since there may not be a lot if activity.

I'm losing a ton of dough in AVAF2- I wasn't crazy about it when Ashcroft went to funds instead of individual deals, and the fact that they concentrated AVAF2 in one area (Atlanta) after I invested is exactly why, I was always looking for geographical diversification.  0% interest rates drove me to do something dumb, rather than just sitting on the proceeds from selling an apartment building I'd owned for 10 years.
