Hi Max, I can speak about the Columbus Ohio market (as this is the market I specialize in) but yes, there is strong competition here and there are obviously some cash buyers and they will always have a slight advantage.

You will have a leg up on the competition where it's a stand-alone. 

But here’s the thing—right now presents a unique opportunity to scoop up investment properties under really favorable conditions.

However, it's a deal in a different state and during the Facetime showing, I could tell the tenants were gross and makes me think they don't care about taking care of the place or their living conditions.
