SFR rental demand has increased dramatically as people was to stay away from communal living situations. 

My only concern with your initial post is it is encouraging landlords on this website to turn towards free market ideals in a time that desperately needs communal effort to help everyone.

By having a communal space you put both your tenants and your belongings at risk. 

The top unit currently doesn't have access to laundry so Id also like to make a communal laundry area for added value.

Looking at an single story 8-plex building and the numbers work, but there are a few items that bothered me.

All eight units (1/1) are currently occupied, tenants are either on month to month leases or no lea...

Also, it is important to remember that you are most likely renting an individual bedroom, and the guests in my experience tend to prefer privacy to spending much time in communal areas, speeding up the cleaning process.

Presumably, your intent here was to get some good ideas going so we can all share in the communal feel and I'm certainly game for that.

Maybe they thought they were for communal use.

I'm not a big fan of communal living personally, but to each their own.Regardless, get someone you trust and with experience to check over your numbers before you submit the offer and be sure to have good "subject to" clauses in your offer in case they accept it and you need to back out later.

Some updates could raise rents- adding a communal laundry, adding separate heating units (currently all on the same heat with no individual unit control), etc.
