My job lets me listen to 20-30 hours of podcast a week and I've been churning through various real-estate podcasts and books for over a year now and I figured it was time to jump in the forums and start having a real conversation.As an electrician I've done just about everything in residential from new to old, giant apartment buildings to picker cabins. if anyone has a question I'm happy to help. for now I'm going to dive into the forums and help as much as I can.

It isn’t all 🌽 and beans here, but there’s a thriving millennial market, aided by the population/demand of Drake University, Iowa State University, DMACC, Grand View, and Central College students, insurance market (one of the largest in nation, as seen in population of actuaries here, and Drake churns our pharmacists like no other due to their 6 year program), and the building of Facebook, Apple and Microsoft server centers around here due to nice tax breaks.

I've seen fancy excel analysis spreadsheets/models that churn out pure crap and make a legitimate, cashflowing investment look like a money pit that would push an owner into bankruptcy after a few months.

Not trying to high-road but I think the problem with no money, has nothing to do with money - it's the churn and burn mentality of filling a funnel with 'distressed' situations instead of just trying to solve people's problems.

Credit card points and rewards are a tax on lower-middle America who can't get their ish together.I take full advantage of it with zero credit card debt of my own, and churn through cards like tic-tacs with a 800+ credit score that I leverage like a beast.I get funny looks from my lenders though when they see about 50 fully paid but closed credit card accounts, but when I explain it to them they're like okay whatever...a little weird but he pays his bills.I've been doing it for close to 13 years now.
