Market might be competitive but there is angles to stand out depending on what you are comfortable and able to handle, such as waiving an appraisal contingency, limitng inspection rights and time frames, closing time frames, allowing seller to stay-post closing, taking on difficult tenants, buying properties that might need repairs, etc.

I'm not sure if the deals are just difficult at the end of 2024 in to 2025 or I'm just inexperienced.

@Shin Nishikawa Right now it is still difficult for foreigners to get financing from Japanese banks.

Main motivation is to use the cash for bigger investments like MHP/MF building purchases.

Hoping for $325,000 for the build (budgeting for $400,000 with overages).

(That's not to say you can't find cash flow - it's just much more difficult in today's market).Hope it helps!
